Carphin House is a natural blend of historic tradition and modern comfort.
The house offers 9 bedrooms, most of which are ensuite, with a country farm kitchen, Aga stove, TV room, a sitting room, sun room and a beautifully furnished dining room. The house is available for exclusive use as self-catering accommodation, or we can even arrange a private chef.
Come in and share all Carphin has to offer with exclusive use rates starting from £800 per night.

Whether you are looking for a large family get together or a place to unwind with friends, Carphin House has it all. There is plenty of space to get lost in and explore, but at the same time the roaring fireplaces and cosy couches offer a real sense of warmth and homeliness. And as a real treat, why not rent in a hot tub for the weekend, where you can sit back and rejuvenate with a cold beer and watch the sun setting over the walled garden. With cows lowing in the distance and nothing but blue sky and countryside, Carphin is the perfect place to unwind and relax.

Fun
Despite being a real hidden getaway, Carphin House is easily accessible form the A92 and is only a short drive from St Andrews with its beautiful beaches, great restaurants and world famous golf courses.
Alternatively if you’re after some city life, Dundee is only 20 minutes away, with the brand new V&A museum and a thriving nightlife.
There’s also a lot to do for kids, with Muddy Boots Farm and Cairnie Maze both a short drive away!
The Stables
In addition to the beautiful main house, new from March 2020 is the fantastic Stable conversion. Able to sleep 10 guests comfortably, with 5 bedrooms and 4 bathrooms, the Stables enjoys arguably even better views than the main house!
The Stables has a lovely contemporary feel, with the same attention to detail and historic beauty.
An additional yoga studio provides a great extra space, or enjoy some meditative relaxation, taking in the woodland views.
